There are a number of simple ways to improve the selling potential of your property without spending a fortune.
Painting
A fresh coat of paint is the simplest means to bring new life into a property. Selecting a neutral colour is important so that the property will appeal to the widest number of buyers.
De-clutter
De-cluttering makes any property appear larger. Removing personal items like inimate photographs is also important. Doing this allows buyers to place themselves there and imagine how their own belongings will look in the house.
Freshen up
Make sure the property smells fresh and inviting. This may mean airing the property or placing fresh flowers before any inspection. The old adage of baking bread before an inspection is actually great advice. Making a fresh brew of good coffee can also work nicely.
Repairs
Make sure any basic repairs are done. These can include repairing leaking taps, broken hinges, loose handles, stiff doors, or replacing light globes. A small issue can sometimes be seens as indicative of larger problems, so removing any small issues can be well worthwhile. First impressions count!

Make sure whatever a buyer driving by or entering the property for the first time sees is in good order. This will create a strong first impression, and will be hard to shake. Tidying up the garden can be an inexpensive way to improve first impressions.
